According to the standards of the Ministry of Construction, the average market value of
residential real estate in the Novosibirsk Region in the first quarter of 2019 will remain unchanged compared to the fourth quarter of 2018- th - 45,802 rubles per square meter.
The Ministry of Construction has prepared indicators of the average market value of
housing by regions of the country for the first quarter next year. Compared to the fourth quarter of this year, the average prices for
residential real estate in the regions remained at the same level in 70 constituent entities of the Russian Federation, increased - in 12 , dropped - in one.

The Ministry of Construction has developed a draft of a new methodology for calculating the standard cost per square meter and the average market price residential real estate by regions. A reduction factor of 0.92 was excluded from the methodology, which takes into account the share of costs aimed at paying for the services of realtors, notaries, state fees and other costs associated with state registration of rights to real estate and transactions with it. At the same time, the reduction coefficient of 0.85 was replaced by a regional coefficient calculated on the basis of Rosstat data.
The new methodology will replace the previous one, approved by the Federal Agency for Construction and Housing and Utilities on March 5, 2013. The new method of calculation should bring prices close to the market.
