At the beginning of 2019, banks will continue to raise
mortgage rates. On average, the cost of
loans for the purchase of real estate will rise by 0.25-0.5 percent.
January increase < a href="http://www.gjacip.ru/ipoteka/">mortgage rates has already become traditional. The exception was last year, when the general trend during the months preceding the New Year was to reduce the cost of
mortgages. This year, this factor is absent.
According to the head of the Analytical Center of the Rusipoteka company Sergey Gordeiko, the increase in rates at the beginning of the year has nothing to do with the decision of the Central Bank of the Russian Federation on the key rate. All previous years in January, banks raised rates, regardless of the decisions of the Central Bank, and issued loans on them, approved in December.
The average rate in January will approach 10.5-11 percent. According to Sergey Gordeiko, there will be no one-time and equal rate increase on the market. Each bank will set a threshold acceptable for itself, based on its own situation, and the right moment to increase.
The increase will not be a shock for
mortgage market. Over the past six months, not a single bank has raised rates by 1-2 percent at once. Typically, increases were minimal at 0.25-0.5 percent. Confident in the need to raise rates, banks will raise them by 0.5 percent, those that are cautious - by 0.25 percent.
In December, the Central Bank of the Russian Federation decided to raise the key rate to 7.75 percent for the second time in a year. Many banks won back this increase even before the announcement of the decision of the Bank of Russia. The next time the issue of raising the key rate will be considered at a meeting of the Board of Directors of the Central Bank, which is scheduled for February 8, 2019.
