Forced growth of mortgages may lead to a rapid exhaustion of the demand potential for buying apartments in the primary market in the next seven to nine years. This is stated in the analytical note "Problems and risks of credit financing of housing construction", which was prepared by the Central Bank.

The lack of sources of new demand may lead to a sharp drop in housing prices and construction volumes beyond the horizon of the national housing construction project.

The national project "Housing and Urban Environment" assumes an increase in the annual volume of housing construction to a historical record of 120 million square meters. m by 2024 (plus 30 percent by 2018). According to the experts of the DIP of the Central Bank, the implementation of such large-scale plans may face a number of restrictions both on the supply side of new housing and on the demand side.

Achieving the volume targets laid down in the national project /www.gjacip.ru/kvartira/">buying apartments in the primary market using mortgages will require continued growth < a href="https://www.gjacip.ru/ipoteka/">mortgage lending at the current level or even its acceleration in the next six years. This will lead to a significant increase in the debt burden of the population and either further reduce the savings rate, or will curb the growth of consumer demand, analysts warn.
